We are building a community, a tribe, to help those special few people make a way for the future so they can relax and know that it will be all right as events continue to spin out of control.

So here we are in the middle of the decade. Very bad things are going to continue to occur on a global scale, the next Pandemic from China , Russia, Our own governments or the Middle East (The Usual Suspects)!

The compounds are agriculturally based, always some distance (90 minutes or less) from heavily populated areas but close enough to small towns with all the normal shopping, medicine and eateries you’ve become accustomed to. In concert with our farm and ranch neighbors we’ll grow organic crops for ourselves and the marketplace.

So, the real Question is, “are you going to be Prepared or remain unprepared”?

The best way to make sure you’re ready, for what is coming, is to get started now. It’s a smart move to have assets (farmland) in rural locations away from the densely populated areas! A place where life is as fast or slow as you want. You’re actually in charge of your own happiness, imagine that!

We have chosen Country French (below) and New England Rural for separate locations on the property.  All of the projects we have built out had an architecture that fit and enhanced the property and were utilitarian.

THEME AND STYLE FOR THE PROPERTY

For this particular Refuge we chose Central West – North Carolina. The state itself leans right but is considered Purple for politics. The area we have chosen has a relatively benign climate not to hot and not to cold. Elevation wise the general area is between 1,500’ to 2,000’ feet. Major cities like Charlotte, Greensboro and Winston Salem are all under a two-hour-drive. Support towns are 15-to-30-minute drive.  The founders intend to live in this community year around, so maintenance and operation will be smooth & meticulous.

CENTRALLY LOCATED

The founders by nature are inclined to believe that on any level small government governs best. We will have a limited association with some commonsense regulations on behavior, architecture, buying /selling, covenants, conditions and restrictions.

MAGNIFICENCE IS EVERYWHERE!

Horses and cattle are synonymous with the Farm & Ranch experience; we’ll have a small equestrian center with a number of trained steeds. We’ll also have a cow/calf operation, approximately 40 Black Angus as part of the food supply as well as income to the ranch to offset operating costs. On another part of the ranch other food animals will be well kept by our ‘vaquero’ population some of whom will be headquartered on the ranch.

The details make the project and we’re well known for that, including generous mature landscaping to tie the home to its surroundings. The photos below are from actual projects.

If you’re anything like me, and I think you are, this special place will help your children and grandchildren get away from the madness that is infecting the world as we know it and knew it! There is no substitute for the healing effects of nature and the nuzzling from your favorite horse or the hoot of the night owl and brilliance of the stars at night that are not drowned out by city lights and sounds of cattle lowing in the distance as they settle in for the evening. THE DEAL IN A NUTSHELL

The initial purchase & buildout is $7,500,000 for 10 units. Since this is a Legacy Project, we do not intend to encumber the overall property past the building phase. We are looking for 10 members with an investment of $750,000 each. Here’s what you get; one hectare (2.5 acres) fee simple  and an undivided interest in the balance of the property, all the infrastructure needed including roads, utilities (electricity and gas), water wells, stable, fencing, starter herd of cattle and other farm animals. A 1,600 square foot starter home or principal home or guest house in a French Country Style. You may add onto the home or build another  on your property, with similar architecture. The home comes with a complete appliance package & 22,000 watt backup generator and side entry garage. Move in Ready.

You will learn from active ranchers and farmers in the area of The “Sanctuary”. Cash crops abound with a 180-day growing cycle; melons, berries,  spices, nuts, vegetables, grove crops, , did I mention select cut lumber. Carry 40+ head of cattle on 100 acres without supplemental grass. Sell to the local markets and individuals.

If you want your own solo refuge, all size acreages are available at fair prices from 50 acres to several thousand acres. We personally like integrated farms with cattle, row crops, alfalfa, Bee Honey, winter wheat and precious wood crops such as Cherry, Maple and Walnut. Walnut is a legacy crop as it takes 50 -70 years for harvest. Your great Grandchildren will praise you long after you’re gone.

Did I mention fresh clean running water sources are found on all our farms and ranches, many include waterfalls and lots of flora and fauna!

Meet Robert Demes an economist by education and a Developer/Builder by choice. 

He has built a dozen Family & Friends compounds over his career; several in the United States and the balance in Costa Rica and Ecuador. 

He will be the managing Director of his new compound in North Carolina foothills where he will personally reside. 

As always, the style of the project will complement the land with great attention to detail!  It will be designed to be self-supporting, efficient, comfortable , serene and  safe.

We have the vision, ability, we’ve done this many times,  and the availability to start  the project in the Spring of 2026.  Depending on hard-to-get materials such as  electrical transformers and other crucial components (supply chain issues) and the weather we can complete the entire project in 18 months.

WHY NOW?

Our Community

Why is that important? I opened the dialogue with the normal threats facing us, the next Pandemic, extreme civil discord, war with Russia, China the Middle East. But the biggest threat facing us and it’s not being talked about is AGI (Artificial General Intelligence). The Genie is out of the bottle and there’s no putting him back. Over the balance of this decade tens of millions, of otherwise safe jobs, are going to disappear! Entry & mid level professional jobs, lawyers, accountants, , doctors, architects, scientists coders (remember ‘learn to code’?) all businesses will be affected and with no mercy. An existential crisis!!!

The unintended collateral damage will be overwhelming. It will destroy all social services and rip the fabric of our civilization in half. And about this time, we’ll enter the science fiction phase when the AGI’s  and the Tesla Bots come together and realize they don’t need all those people. It will be a replay of the Matrix meets the Terminator! I hope Schwarzenegger and Keanu Reeves are alive to see this roll out.

If you don’t think this is the real threat then you’re not paying attention, it’s already begun! Why would you have employees that get sick, get pregnant, steal, cause sexual assault issues, are always looking for more benefits and pay raises, when AGI/robots (think Amazon and the customer service industry) work 24/7/365 for free and never complain? Unfortunately, this is a done deal for many, millions of people. Imagine the chaos coming and 99.9% are totally unprepared. DON’T BE ONE OF THOSE!
